📌 How do I calculate DSCR?
Just input your interest rate, note term, and amortization period. ProFormaCalc calculates your monthly and annual debt service, then displays your DSCR (NOI ÷ debt service) with a color-coded value.
- Green if DSCR ≥ 1.25
- Red if below
🧮 What’s the difference between ROI and Cash Flow?
Cash Flow = NOI − Annual Debt Service
ROI = Cash Flow ÷ Down Payment
Everything updates live as you enter or adjust numbers.
🏢 Can I calculate NOI from rent?
Yes! Toggle between:
